Please verify and satisfy yourself that the MCH / Municipality /HUDA / Urban Development Authority has approved the Apartment / group purchasing plan.
Please ensure that there is a sanctioned plan issued with permit number and date, along with approval of group purchasing. Please verify whether construction of the apartments is in accordance with the sanctioned plan, and overall measurements tally with the plan.
Every buyer should demand Fit-for Occupation Certificate from the builder, which is the final confirmation issued by the Municipal Corporation (MCH) /Municipality. This certificate guarantees that the construction is according to plan, and there are no irregularities or deviations. If you buy a flat without this certificate, you may later face problems with the municipality / corporation.
The apartment should have provision for tot-lot, adequate parking, water supply, electric transformer, sanitation and garbage bins.
Subdivision of apartment site and portion of a flat is not allowed.
>Satisfy yourself regarding the quality of construction, safety features for children in upper storeys, leak-proof roofing, water and drainage pipes.
Only after being fully satisfied about the property and verifying seller's ownership and his right to sell should you proceed to purchase a flat.
